SC2 Properties
We buy houses in any condition
SC2 Properties is the investment side of SC2 Contracting. We buy single-family homes across the Greater St. Louis area, renovate them with our own crew, and keep them as long-term rentals. Fire damage, hoarder houses, homes that need serious work: we see what they can be.
$1,000 minimum finder's fee
Know a house that might be for sale? Refer it, and if we buy it, you get paid.

Houses we buy
If it is a problem for you, it is a project for us
Single-family homes in St. Charles County, St. Louis County and the City. These are the houses most buyers walk away from.
Fire or water damage
Smoke, burned framing, flooded basements. We rebuild for a living, so the damage is a scope of work, not a deal-breaker.
Hoarder houses
Leave it as it is. Clearing it out is part of our job, not yours.
Major repairs
Foundation, roof, rot, outdated everything. Houses that need more than they are worth to you.
Inherited or estate homes
A house you did not plan to own, maybe out of town, maybe full of a lifetime of things.
Rentals you are done with
Tired landlords, tenants or not. We hold rentals ourselves and know what we are buying.
Vacant and falling behind
Empty houses that keep needing attention you do not have time to give them.
How it works
Four steps, no showings
- 1
Send the address
A sentence about the situation is enough. Call, text or use the form.
- 2
We walk it
Sean looks at the house himself, with a builder's eye for what it needs.
- 3
You get an offer
Based on the condition and what the renovation will take, explained plainly.
- 4
We close as-is
No repairs, no clean-out, no showings. We work around your timeline.
Why sell to a builder
Most house buyers have to price in a contractor they have not met. We are the contractor. That is why condition does not scare us, and why we can look at a house the way it will be, not the way it is.
- Our own crew does the renovation: framing, drywall, kitchens, baths, decks, foundations.
- We keep what we buy as long-term rentals, so we care how the house holds up.
- Local and owner-run, based in Cottleville. You deal with Sean.
- Every house we bring back is one less vacant or run-down house on the street.
From a rental-house owner

SC2 did a rehab for me on a rental house that I bought just a couple months ago.
He for sure over delivered on everything he said he was going to do, and it was alot.
Solved any and every problem there was.
Sean and crew are way above and beyond most contractors.
I say this for several reasons.
1. Does what he says
2. Says what he does
3. Knows what he needs to do to get what you want.
4. Knows how and where you can save $$
5. Guides and coordinates sub contractors that are needed in a timely and efficient manor
6. Doesnt ask a bunch of irrevalent questions.
7. Can do any part of most jobs.
8. Ten star communication.
9. Knowlegable about the real estate market.
10. Has an upbeat, get it done, fast but right... attitude.
The list goes on and on but mostly it's just that he lives in the solution, he is a very motivated hard worker and is a borderline workaholic.
I don't know about you, but I love hiring workaholics.
He actually is motivating me to buy more rental houses because he makes the process simple.

Termites had completely compromised this wall. We installed temporary supports, tore it out and rebuilt it with new windows and doors.1 / 5

Questions people ask
Do you really buy houses in any condition?
Yes. Fire-damaged, hoarder houses, homes that need significant repair. SC2 Contracting does the renovation work itself, so condition is something we plan for, not a reason to walk away.
What kind of houses do you buy?
Single-family homes across the Greater St. Louis area: St. Charles County, St. Louis County and the City.
Do I have to make repairs or clean the house out first?
No. We buy as-is. Leave what you do not want to take with you.
Are you real estate agents?
No. SC2 Properties buys houses directly to renovate and hold as rentals. Nothing gets listed, and there is no agent in the middle.
How does the finder's fee work?
Tell us about a house that might be for sale. If we buy it, you receive a finder's fee of at least $1,000. You do not have to own the house, just put us in touch.
What happens to the house after you buy it?
We renovate it with our own crew and, in most cases, keep it as a long-term rental. Our goal is to bring tired houses back and keep them in good shape.
How do I get started?
Call or text (636) 448-7766, or send the address through the form on this page. Sean will get back to you.
